Nir Hachamov, Adv.

Adv. Nir Hachamov has been active in field of residential and commercial real estate for the last 15 years in Israel and Europe with the Persepolis Group Ltd. As part of his many roles, Nir has been involved in a variety of aspects and has led dozens of projects in Israel, Germany, Poland, Spain, Cyprus, and more. Nir also managed the marketing and sales of prestigious projects in the “second home” market throughout Europe, including the UK and Scandinavia. Nir has been active in the field of real estate investments in Berlin for the past decade, specialized on residential housing, managing over 8,000 sqm in Berlin alone.Adv. Nir Hachamov has many years of experience in the legal field and is an inexhaustible source of knowledge and expertise in all matters related to real estate regulations, including tax laws in Israel and throughout Europe.

Following years spent in a bull market with minimal-to-zero interest, many real estate markets are in a full-blown housing bubble. The tide will inevitably reverse. The only question is when and how suddenly. Nonetheless, money should be put to work, even with the understanding that change is anticipated.

Betonbear’s strategy is designed to generate revenue while minimizing exposure:

  • Avoid the hype bubbles. We scout projects that may not necessarily fall in the geographical “hot spots”, whose values are more likely to be inflated. We primarily consider construction price per-square-meter and the property’s stabilizing factors (proximity to amenities, incoming migration to neighborhood, etc.).

  • Target “recession-resistant” property, whose rental agreements generate a diverse and stable source of revenue, and, primarily, have a high gross rent multiplier.

  • Seek fixed-interest and long-term financing for substantially longer than the expected project timeline allows the property to be held until the exit can be postponed to more optimal timing. Also, avoid long-term construction adventures.
